The road to selling, or renting out real estate, consists of many smaller steps, from the inevitable decision of the owner to sell (or lease) the real estate, preparation of documentation, preparation of the real estate itself (repairs, landscaping, preparation for advertising) to choosing the best ways to is presented visually.

And then we come to marketing and how your property will be seen by future buyers. And this path, again, has its own steps, which we introduce you to from the perspective of your real estate agent :)

 

PHOTOGRAPHY AND VIDEO RECORDING

Real estate photography and filming are key aspects of marketing, and they are there to present the real estate in the best possible way and bring it closer to the greatest number of potential buyers. Regardless of whether the services of a professional photographer are used or we rely on the excellent possibilities of modern and accessible technology, here are some tips on how to prepare your property for photography in a few final steps:

  • Cleaning and decluttering: Make sure your space is clean, tidy and free of clutter. Put away personal belongings (photos, a drunk cup of tea, shoes...) and arrange the furniture nicely.
  • Lighting: Use natural light as much as possible. Open the curtains, raise the blinds and organize with your agent a photo shoot at a time of day when the apartment is well lit. Of course, if necessary, we will also use additional lighting, especially if it represents a special charm of your property.
  • Exterior: If you are photographing the exterior of the house, for example, ...mow the grass, pick up the leaves and put away the children's toys in a safe place. Allow the space to show itself as a beautiful and well-kept place.

 

 

EQUIPMENT AND RECORDING METHODS

Rely on your agent and find out what his process is: how he deals with photography and videos, how he edits them, and make sure of the quality of the final work that the agent will send you when the ad is ready for publication.

Some of the mandatory steps in creating the best visual presentation include paying particular attention to the following:

  • Camera: Using a high-quality digital camera with a wide-angle lens is a big advantage, but it can be replaced in a good way by almost all modern smartphones. Setting up the phone in advance, depending on the time of day, the angles of photography, and possibly editing photos as needed, make the way to a good visual easier.
  • Tripod: A stable tripod helps eliminate camera shake and ensures sharp images, especially in low-light conditions.
  • Drone (optional): Is your property in a striking location, covers a large area, or simply want potential buyers to see it from a completely new angle? For aerial footage, a drone can provide a unique perspective of a property and its surroundings. Consult with your agent if this is one of the ways to present your property.
  • 3D Virtual Tours: A virtual tour is a way for the viewer to move smoothly through each room. This can give potential buyers a more immersive experience, especially if they are unable to view the property live right away. A virtual tour will provide the observer with a much more detailed insight and allow him to easily imagine himself in the given space.

 

DETAILS AND TIME

It may not be possible to devote time to every detail in your home, but the most important elements will be given the agent's full attention. As an expert, he will devote time to photographing from multiple angles, in order to cover the entire space, paying special attention to the light. In the photos, we highlight important features (depth of space, lighting, functionality, etc.), and striking details (fireplace, unique architecture, built-in shelves) will certainly take their place in the further presentation of the space.

A video recording will provide additional assistance, but will also require a little more preparation and processing. Consult with the agent how the video material highlights all the advantages of the real estate, while preserving your privacy. The agent will show the essential details of the exterior, the environment (either through a video clip, or with the text accompanying the clip) and the space itself, so that the video material is the best support for the photos, without burdening potential buyers with details, but to provide a clear and precise presentation.

We mentioned photo editing as an additional point. It is important to emphasize that editing does not represent the change of the space itself, but the highlighting of its characteristics through adjustments - whether it is about color contrast, correcting crooked lines or removing elements related to the owner's private life. Photography and recording, depending on the size of the space, can take from ten minutes to a couple of hours. Be patient, the result is worth the wait :)

 

VISIBILITY AND... PURCHASE

When the agent has finished recording, photographing and editing, the next step is an adequate description of the property, followed by its full marketing life and visibility on portals and social networks!

In the conversation with you, and taking into account his professional experience, knowledge of the market and all the characteristics of the property he just photographed, the agent will portray it in such a way as to give potential buyers such a clear, detailed and beautiful insight into the property, that real buyers will have a feeling that they were in it, and that feeling will be confirmed with their experience when they visit your property for the first time.
