Buying an apartment is the biggest life investment for most people. That is why it is crucial to understand all the risks that accompany the purchase of an apartment in a building that does not yet have an occupancy permit and where the apartment is not registered. Below we give you a detailed explanation of why such a purchase can be more expensive than it seems, not only in money, but also in nerves and legal certainty.

What does it mean to buy an apartment without a use permit and registration?
When you buy an apartment in a building that has not yet received a use permit, it practically means that the state has not yet confirmed that the building was built according to the laws and that it is safe for life. Without that document, technically speaking, living in that building is not allowed. Without a use permit, the apartment cannot even be registered, which means that you are not legally recognized as the owner - regardless of the fact that you notarized the contract and paid for the apartment. The registration is the only official proof of ownership in the cadastre, which gives you the right to dispose, sell or leave the apartment as an inheritance.
What are the biggest dangers for the customer?
Buying an apartment without a use permit and registration can have serious consequences. Without registration, you are not the legal owner, but only a "business partner" of the investor. Banks generally do not approve loans for such apartments (banks are ready to approve a home loan if 80% of the building has been built), or they offer less favorable terms, because without legal certainty, even the bank cannot be charged through the mortgage. It will not resolve itself, but with an active approach, legal assistance and cooperation with other tenants, you can significantly reduce the risks and find a solution.
